Upgrading windows will save on energy costs. Ancient bathtub/shower units being replaced before they actually expire and damage the walls is also a smart move. Exterior patches here and there. Call it done.

IMO that house is quite nice the way it is. needs a bit of work done but nothing too major. so yeah i'd just give it a good clean, replace the windows and replace anything thats broken or rotted
