The only potential problem with using that building for laundry is it’s so close to the house as a guest I’d find it a little awkward if I’m staying there and people are walking into my backyard to do laundry even if it’s just employees or people running the air bnb. I’d assume in booking a place on that much land I’m not going to have close personal interactions with other people and I’d be especially upset if the machines are loud and I can hear them running. Obviously you would try to do the laundry when no guests are in the house but if someone had booked two weeks there and you still had to do the laundry for the other houses it would be unavoidable

Matt, you bought a resort, Air BnB is simular. Hotel housekeeping operations run a "Par" system. If on site laundry 3 sets of sheets for every bed. 1 on the bed, 1 in the housekeeping closet for the next change, 1 set in laundry being clean. If offside outsourced laundry 4 or 5 depending on turn. You may even want to consider 2 sets of dishes, dirty out, clean one in.

Agree with multiple sets of linens for each house. But why aren't you just putting in a heavy duty laundromat in the admin building again? Will eventually be needed for the main part of the resort so it would already be there and functional.
I know it's a bit before the building would be done but there may be a local service that could take care of the laundry till then. You'd be helping out another local business and freeing up your staff, or yourself and Jenna, from having to do it. 🤷♀️
BTW, I just found your channel a couple weeks ago and have been obsessed ever since. I'm now disappointed that I'm caught up on watching the resort from the beginning. 😢 I will check out prior stuff too.

We have a horrible Airbnb besides us with horrible owners & the house sometimes gets cleaned in between guests & it’s about a 15 year old girl that cleans a 2,400 sq ft home & sometimes she does it in 2 hrs after a drunken party of dozens so no way is it clean after that & we watch new guest come & go & then no cleaner has been to the house & we have seen really sick people at the place that have been traveling & from other countries & house doesn’t get cleaned or only gets cleaned in two hours which is impossible, I cleaned houses for 15 years no way do you do a good clean on a big house in 2 hours.
Trash all over & trash can only gets take down sometimes & sometimes had trash flowing out all over the place & i will not even say what some of the trash is that gets all over ( we also have bears 🐻 here) we have had a battle trying to keep people out of our yard & from blocking our driveway& parking illegally in our cul-de-sac & I had a drunk guy try to attack me on my porch & we had to contact Airbnb & call the police.
Nobody takes care of the place & lucky if it gets a mower run over it once a week for 15 minutes & it’s a half acre.
The owners put up a big wooden fence after we already put up a steel fence to show the property boundary lines in the front & to hopefully help keep the trespassing down & they built the wooden one almost 3 ft over the height limit for our area so no care whatsoever for breaking laws & rules & absolutely no consideration for neighbors & our families & children & our safety or the community at all so not a fan of airbnbs & starting businesses in nice areas & ruining families nice peaceful homes all to make a buck instead of working a job like the rest of us.
Now I know some rent out a room or whatever & are on site to manage it & to keep everyone behaving but not at the Airbnb beside us nobody monitors it to keep parties & harassment to neighbors to a minimum & if it says ten allowed at an Airbnb no way is that followed because nobody monitors that.
We had 50 at a drunken party one night with naked people running around the yard.
Not a fan of airbnbs & it ruins very nice areas & I would never use an Airbnb after I see how they are taken care of I’d much rather use a hotel.

The little house in the back of mama's house can be made into a mancave or something, with pooltable and darting board. Ofcourse in a later stage of the renovations. It is not a necessity, but I think that is really something that a big group of people would like to do when they stay in that house.

Matt, I think a lot of folks have mentioned a laundry room. But, since you will have folks staying and camping, why don't you set up a proper laundromat? You can use those machines (You Definitely want SPEED QUEEN) for the huge amounts of laundry you will be doing for the AB&B, the resort, etc. If it was my project, a public/private laundry would be perfect. ... some machines for guests and machines for the resort employees to use. I suppose you could also have a small café or break room type area along with the laundry so folks have something to do (and buy) while they do laundry.
Someone suggested clotheslines in case the power goes out - it IS Texas lol. I'd recommend an alternate power source, solar, generator, etc. That way, at least the laundry can be done and the resort can function.

You need a room at the office with commercial washers and dryers for that purpose. I would also say you should have a complete linen replacement kit ready for each unit. That way you can just go in and change out the linens and be done with it. That gives you time to launder the first set and use it the next time a guest leaves.
