I'm just catching up. Have you considered making the resort a destination by selling land for a unique water park (with partner) or golf course (with partner) or other attraction? Sports facility? Music bandshell? A venture capitalist would have that partner list of businesses searching for land to create an attraction.

What I would consider? Campground, one of the pools and trails for walking. Bare minimum with "some" entertainment when combined with the scenery and river (kayak, etc)

Prioritize a COMMERCIAL KITCHEN, the kind that can cater a wedding.
Cabins and admin, followed by the RV park.
Create five outdoor activities and a game room while prepping cabines.

Admin first would be the easiest thing because you need those even for rv spots. Then the rv spots get those ready i am sure alot of your guests would love a campfire during the evening and the shooting range during the day and kayaking or fishing. Then i would go for cabins because again your fans will be coming there maybe have like a grill area and canpfire spots cause it still forces people to come outside and enjoy the things like nature then start 9n making everything look good so you can get a nice venue up and running and so on

If you would do the air bnb first and installed a few grills and a swimming pool, it would give something for people to do, an air bnb is the best option, people just want to get away from the daily grind and get out of the city and suburbs for a few days and they want to drink a couple cocktails and have a fat juicy steak and food from a grill, rather than eating at a restaurant with a 100 other people in there. I haven't heard you mention anything about a pool, but some people won't swim in the river, in fact, most people won't swim in the river. But that's just my opinion! 💯🙏

I suggest you fix up your cabins and then temporarily fix a nice foodtruck that manage the food service. Put it nearby the ruins wear they can eat their meals with a fantastic view. Then you can offer other ppl to come just to eat and enjoy the ranch.😊🥰

option 4 i think first. i think it would be helpful to have a home base ready for when you do decide what to do next. i think the cliff airbnbs are a great idea even with the kitchenette. you can still keep them even after a full resort. i think it’s good to have that option, just charge a little more.

How about primitive/off grid camping spots? Don't have to be right down on the river or yards and yards off into the woods. Little spot in the corner of a pasture for a couple days would be diesel for a skoolie traveler like me and my rig can easily go two and a half to three weeks with the on board water and sewer. Something else, you need an RV dump station.
