I agree with many, finish the RV area. Complete with water power and septic at each site. Saw your previous video for the bathhouse. Looks Great! Don't forget a play area for young kids and something for the teens as well. And a large pavilion for Desperado resort events and or group use would be cool. Matt's birthday pancake breakfast!!!! LOL

option 4 i think first. i think it would be helpful to have a home base ready for when you do decide what to do next. i think the cliff airbnbs are a great idea even with the kitchenette. you can still keep them even after a full resort. i think it’s good to have that option, just charge a little more.

How about primitive/off grid camping spots? Don't have to be right down on the river or yards and yards off into the woods. Little spot in the corner of a pasture for a couple days would be diesel for a skoolie traveler like me and my rig can easily go two and a half to three weeks with the on board water and sewer. Something else, you need an RV dump station.

First thing that popped into my head: Need to make this a Destination, a reason to go. Turn this journey to build this place into that reason. Let people come out to see the progress as you go along. Option 4 makes the most sense: establish a central base. Draw up your vision for the space, break it up into phases. Your other options would be part of those Phases. Real estate people do this all the time. Phase 1: The beginning. Get the Admin building set up as your Phase 1/2 Base of Operations. Turn the laundry & gift shop space into a Kitchen / food prep / catering space. Find some local food businesses that might be willing to partner with you, or even on a rotation. Set up some outdoor areas for eating. Turn some of the office areas into eating space. Doesn't need to be big, just enough to feed guests. Doesn't need to be formal sit-down either. Have one room in the building as the Sales/Vision space, to show off the Grand Plan, different phases, what's coming, etc. Then work on getting some cabins ready, then the three story. I think trying to preserve or incorporate some of the remaining stone structures would give the place character. Any large building/lodge you should make sure it has a view of the river. The dining room and or banquet room should have a picture window view. (or maybe outdoor dining deck) The eclipse event shows the opportunity for you to create more events. Expand on that.

Do the cabins or air bnbs with small kitchenettes. But make an outdoor communal undercover kitchen bbq area with plenty of amenities near the pool. Hiking paths, dirtbike tracks, mountain bike tracks,fishing pontoons, outdoor adventure playground for kids and an out door cinema. Cheap, fun and totally doable.

Admin building first. Cabins next. Do weekends with maybe local bands and other mobile entertainment(mobile axe throwing, bags or other games). Have local food trucks rent spots on the ground from you until you have kitchen available. Have a tent bar and sell alcohol and merch. People can rent cabins to stay or maybe tent camping.

Keep moving forward with camping sites. People come in self contained. Get a few Ranch Jeeps that have big flags on them that people can explore the property with them…they don’t leave the property. Fix up the AirBnB’s…quick build and people will always want to have the option of cooking their own food and not go to a restaurant 3times a day.

campsites first, people can rent out campspaces while they fish and enjoy the nature and gun range. do the cabins and restaurant at the same time. Lets be honest the banquet place will be nice but even roped off lots of things in background you going to have to plan the rest of your construction around weddings and meetings because nobody wants an event with loud trucks and tractors going on in the background.
