You should seriously look into the legal premises of Adverse Possessions for the property you cannot find the owners of to contact. Its a real estate property term for people in your situation and only applies under very specific circumstances and requirements.

I experienced the total solar eclipse in 2017 here in Oregon. When the eclipse reached totality, it got really cold for a minute. It was really cool! All of you there in Texas will get your minds blown!
